1. You never see a report
If “everything is fine” is the only update you ever get, you have no way to know whether your home was actually walked through or just driven past. Every visit should come with a written report and photos, the same day.
2. Visits happen on their schedule, not a documented one
You should know in advance how often your property is being checked, and be able to see a record of when each visit actually happened. If you have to ask, that is a sign the visits are inconsistent.
3. Nobody checks inside
A lot of the damage that actually happens to an empty Florida home, AC failures, slow leaks, humidity buildup, happens inside, not outside. A service that only looks at the exterior is missing most of the risk.
4. You can’t reach a real person quickly
If something is found, minutes matter, especially with water damage or storm damage. You should have a direct line to someone local who can act, not a call center or a generic inbox.
5. They can’t answer questions about licensing and insurance
Anyone entering your home while you are away should be able to speak plainly about how they are insured and what happens if something goes wrong. Hesitation on this question is a red flag on its own.
What it should look like instead
